The Warrensville Heights Family YMCA is an excellent example of a public entity availing itself to the construction reform recently passed in the State of Ohio. In fact, the city was able to invoke “home-rule” prior to legislation being passed, making this endeavor truly cutting-edge from a delivery standpoint. Infinity served as Construction Manager at-risk for this $10.5 million project.
This marquee project was a highly collaborative effort between the City of Warrensville Heights, the architectural team and Infinity Construction. Original plans called for a 45,000 sf facility, however, cost considerations necessitated a reduced size of 36,000 sf. Disciplined oversight and contract management, a testament to Infinity’s value engineering and cost analysis efforts, revealed that the budget would support the entire 45,000 sf at the initial phase of construction.
With amenities exceeding those of previously built “Y”s, the Warrensville Heights Y is considered the benchmark for future YMCAs in the region. This project was completed on time and on budget in June 2012.
