IInfinity has completed more than $42M as a CMAR in headquarters tenant work for Key Tower. The most recent project included floors 2, 3, 5, 7, 8 and 9. Floors 2, 7, and 8 were gut demolition and rebuilds. This fast-track renovation included new wall layouts, new mechanical, electrical and plumbing, new private and open offices, conference and huddle rooms, a server room, café, and restrooms, and other support rooms. A major project elem was relocation of the bank’s stock market trading floor which includes extensive IT infrastructure including a Walker Duct underfloor system. The trading floor operate 24-hours.
The original plan was on floor 2 was to preserve the walls, but the removal of wallpaper required a placement of all drywall walls. Then we replaced ceilings, HVAC distribution, lighting, flooring and new doors, frames and hardware. Also a new elevator lobby and complete restroom replacement. On floors 3, 5, and 9 we performed cosmetic upgrades including baffled ceilings, rotating decortive walls, new lighting and carpet.
We provided separate GMPs for the demolition and construction work. The work on floors 3-7 took place in occupied space. We installed visqueen walls around the workspace to complete this work. To minimize disturbance, we started at 5:30 a.m. to perform noisy work. The trading floor HVAC units had a very long lead time. We had to install them out-of-sequence, after hours. We took great care to avoid damaging already installed final finishes. Diverse subcontractors put more than 53% of the work-in-place. The project completed on time and at the GMP with zero change orders.
