This construction management assignment involves renovation of the lower-level, 1st and 3rd floors of this 5-story building in Oberlin, Ohio. TIt creates five distinct office suites including Career Development, Engaged Liberal Arts, the Bonner Center, ID Card Office, and Client Services. There are 40-new offices, collaboration spaces, and a new state-of-the-art multi-purpose lecture hall.
Work began with abatement and gut demolition of the basement space including existing raised computer flooring. Utility and service replacements include fire line, HVAC, water lines, boiler lines, and addition of a new sprinkler system. New electrical and IT with raised flooring at the lower level and first floor. New administrative offices with all-aluminum glass fronts, new millwork, window film, and window treatments. New gender-neutral restrooms. Open ceilings with a concrete honeycomb ceiling with lighting within the honeycombs. Extensive fabric panels for sound absorption. New radiant fin tube cabinets throughout. New exterior ADA ramp at front entrance. Third floor renovations include a lactation room, and staff break room. It creates five distinct office suites including Career Development, Engaged Liberal Arts, the Bonner Center, ID Card Office, and Client Services. Along with office and collaboration spaces, a new state-of-the-art multi-purpose lecture hall will act as the centerpiece between the five departments. Utility and service replacements include fire line, HVAC, water lines, boiler lines, and addition of a new sprinkler system. New electrical and IT at lower level and 1st floor.

We have overcome several long lead delays due to met and several long lead delays due to supply chain disruptions. All work took place while the building remained occupied. As this location provides IT for the entire campus, it had to remain in operation while we replaced new MEP services. Owner scope changes have more than doubled the original program.
