Infinity bid as a GC and then negotiated as a Construction Manager At-Risk for this new stand-alone retail grocery store at the Oakwood Commons Center in South Euclid. The structure is steel framed with masonry and aluminum storefront windows. The basement is cast-in-place concrete. It includes freezers, coolers, storage, multiple food prep areas, employee areas and toilet rooms. First floor is the grocery shopping areas with perimeter cases, and food preparation areas for Bakery, Deli, Fish and meat. Epoxy flooring throughout.
This project constructed in two phases. At completion of the core and shell in May 2018 the developer declared bankruptcy. The new buyer engaged Infinity in October 2020 to complete the interiors opening for business in March 2021.
Site work took place in an occupied strip shopping center requiring the basement excavation to use sheeting and shoring to maintain safe access for those driving around it. The excavation required sealing of expansive shale with a 2-foot cap of clay placed over the shale at the appropriate depth. A riparian stream that ran though the site required relocation. Infinity self-performed metal studs and drywall. The project achieved 32% diverse subcontracting. Delivered on-time and within budget.
