Infinity served as General Contractor. This project, administered by CBRE, involves interior demolition and renovation to two full floors of existing space. Our scope involves new partitions, ceilings, lighting, finishes and furniture. We installed a new internal stair between the floors. We gut demolished and rebuilt existing restrooms. We refinished elevator lobbies and break rooms. Also, reworked existing electrical and HVAC. The floorplan includes 60 perimeter offices, open office areas, 5 internal offices, 1 Board room, 6 conference and huddle rooms, 3 file rooms, mail room, copy center, IT, mother’s room on 13th floor. Break room on 12th floor. Some of the aesthetic features includes a glass walled board room on the 12th floor. Also, wood paneling on elevator lobbies on both floors.
Subcontractors struggling with staffing shortages altered our original plan of 100% concurrent work on both floors. Instead subcontractors completed one floor and then moved to the other. We delivered the IT room more than a month early to allow third-party installers to prepare for occupancy. The one lagging long lead item is the IT cooling unit, which we received just in time. Since the Owner leased the space as is, one unexpected condition was the replacement of defective VAV boxes. The project completed on time. Diverse firms put more than 23% of the project scope in-place.
